The Vision

Replacing a 1950s retail strip with the homes and neighborhood amenities Forest Hills needs.

The Frances is a planned 21-story multi-family building at 100-12 Queens Boulevard, on a site currently occupied by a one-story retail strip directly above the 67th Avenue M/R subway station — one of the most underutilized parcels of transit-adjacent land in Forest Hills.

The proposal adds approximately 390 new homes, including ~97 permanently affordable apartments, and a suite of public realm improvements, including all-electric building systems, updated retail storefronts, widened sidewalks, new street trees, and enhanced bike lanes.

Our goal is straightforward: build well, build for the long term, and add real housing capacity in a place where transit, jobs, and schools are already in reach.

Through the proposed rezoning, 25% of the homes will be income-restricted and kept affordable in perpetuity. Without rezoning, the site is unlikely to produce any affordable housing.

Benjamin Benenson founded Benenson Capital Partners in 1905 in New York City. By 1926, the firm's portfolio had grown to 75 buildings across the city. The company has been led by three generations of the Benenson family, with Charlie Benenson taking over in the late 1930s after his father's passing, and steering the firm for over 67 years.

The Benensons have a long and specific history in Queens: in 1938, Charlie Benenson built 98–120 Queens Boulevard in Rego Park — just down the road from this site.

Her legacy endures through the Frances and Benjamin Benenson Foundation, established by her son Charles in 1983 and now stewarded by her grandchildren and great-grandchildren, who continue her commitment to arts and culture, education, healthcare, and community development.

The foundation has been a steadfast supporter of organizations serving the New York City metropolitan area, with a particular focus on expanding opportunity for minority youth and preserving the environment. This building proudly bears her name as a tribute to a woman whose values — of care, community, and lasting impact — continue to inspire the family's work in Queens and beyond.
